
Priority Capital Advisory Arranges Cash-Out Refinance for the Recapitalization of Chapman 71
A 13-Acre Industrial Outdoor Storage Facility in Austin, Texas
LOS ANGELES, CA – March 20, 2025
Priority Capital Advisory (PCA) has arranged a cash-out refinance for Chapman 71, a seven-building industrial park with industrial outdoor storage (IOS) situated on 13 acres at 5001 E Ben White Blvd. in Austin, TX. The non-recourse bank financing was secured on behalf of the property’s ownership, PlaceMKR, an Austin-based commercial real estate and investment firm.
“PlaceMKR acquired Chapman 71 in 2020 and successfully stabilized the rent roll over a compressed timeframe,” said Zachary Streit, President of PCA. “With new leases in place, this asset presented a favorable opportunity for the ownership to engage us to coordinate a strategic refinance with a large cash-out component, enabling the firm to obtain capital for other investment opportunities and capital improvement programs.”
Streit added, “A non-recourse bank financing with a significant cash-out is extremely rare in today’s lending environment.”
Built in the 1970s, the light industrial property is fully occupied by multiple tenants who also benefit from use of private IOS areas – a highly coveted feature for a diverse set of industrial users. Chapman 71 includes 12 dock high doors, 23 grade doors, 25 parking spaces, and clear heights at 16 feet and 25 feet. The property is located in southeast Austin at the intersection of Interstate 35 and US Highway 71, providing access to Austin Bergstrom International Airport, Downtown Austin and the greater Austin metro area.
